Rental administration is billed as a monthly retainer per property plus a one-time onboarding review fee. The limit column is the number of properties one desk handles under each tier. Pricing changes and maintenance above the agreed threshold always need your approval.

One-time onboarding review fee: €240 per property. It covers the listing audit, calendar and channel sync check, a night-rate baseline, and a safety checklist before the first guest stay. It is charged once, not monthly. All fees are quoted in EUR per property per month, excluding bank charges.

Rental administration is billed as a flat monthly fee per property plus a one-time onboarding review fee. No percentage of booking revenue is charged. The lists below show what sits inside that fee and what needs your written sign-off or a separate vendor cost first.

  • Nightly rate and pricing reviewRate changes inside the agreed band, applied with a reason note in the monthly owner report.
  • Guest support and message repliesInquiry handling, check-in instructions, and escalation of guest issues during the stay.
  • Maintenance requests and vendor schedulingIntake, triage, and dispatch to tradespeople within the agreed response times.
  • Listing administrationCalendar and rate updates, guest verification, and platform records kept current.
  • Owner report each monthOccupancy, rate movement, response times, and a payout summary dated on issue.

  • Repairs above the agreed thresholdAny work quoted above 2,000 UAH is paused until you approve the estimate in writing.
  • Replacement of furniture and equipmentCovered by the owner budget; we collect quotes and pass the invoice through at cost.
  • Deep cleaning and damage restorationCharged by the cleaning partner, not by us, and itemised on the owner report.
